C.A.R. (Contractor's All Risks)

The Contractor’s All Risks (CAR) policy is a comprehensive coverage that protects the company during the construction phase of a project. It covers the insured for material and direct damage to assets on the construction site, including structures, equipment, and materials, as well as risks arising from workplace accidents. The policy provides comprehensive protection against unexpected damage during construction, such as fire, theft, accidental damage, and third-party liability. This means everything insured and located at the location indicated in the policy during the insurance period, insuring “all risks of the builder.” It is particularly useful for large infrastructure and construction projects.

This is a mandatory insurance policy for public contracts and recommended for private contracts. In fact, there are two types of CAR, depending on the contract:

  • the CAR policy for public procurement also called CAR Merloni or CAR Schema Tipo 2.3;
  • the CAR policy for contracts between private individuals.
CAR versions

C.A.R. Public Procurement Version

This version of the policy, also known as CAR Merloni or CAR Schema Tipo 2.3 (Ref. D.M. No. 193 of 16 September 2022), is mandatory for companies bidding on public tender contracts. It provides comprehensive coverage for damage to construction works, materials, and risks arising from accidents on construction sites. It also includes third-party liability, as required by the Procurement Code (Legislative Decree 163/2006).

C.A.R. Optional Version for Private Projects

Suitable for private construction projects, this policy offers tailored protection against damage to property and equipment during construction. It's ideal for private clients seeking comprehensive coverage against risks such as theft, property damage, and third-party liability.

C.A.R. – Versione per Appalti Pubblici

Questa versione della polizza, nota anche come CAR Merloni o CAR Schema Tipo 2.3, è obbligatoria per le imprese che partecipano a contratti di appalto pubblico. Fornisce copertura completa per i danni a opere in costruzione, a materiali, e per i rischi derivanti da incidenti in cantiere. Include anche la responsabilità civile verso terzi, come richiesto dal Codice degli Appalti (D. Lgs. 163/2006).

C.A.R. – Versione Facoltativa per Progetti Privati

Adatta per progetti di costruzione privati, questa polizza offre una protezione su misura contro danni a beni e attrezzature durante il cantiere. È ideale per committenti privati che desiderano garantire una copertura completa contro rischi come furto, danni materiali e responsabilità civile.

EAR (Erection All Risks)

The Erection All Risks (EAR) policy is designed to protect against risks related to the installation and assembly of industrial plants, machinery, and prefabricated structures. It covers damage to property during assembly, installation, and testing. Also including liability, the EAR protects against damage to third parties and potential business interruptions due to failures or malfunctions during assembly, ensuring comprehensive protection for projects involving complex systems.

Inherent defect insurance

The Inherent defect insurance is a key extension of the CAR policy, covering damages resulting from construction defects that become apparent after the work has been completed. This coverage is valid for ten years from the project's completion date, protecting the client and the contractor from damages caused by structural or material defects that are undetectable upon completion. It is particularly relevant for high-value residential and infrastructure projects, where the risks associated with the duration of the project are significant.

Supply Guarantee

The supply guarantee is an extension of the EAR policy that provides coverage for risks related to the supply of materials and equipment for the assembly of systems or structures. This coverage protects the client and the company from damage to the goods before they are installed, including risks during transportation, storage, and delivery. It is particularly useful for projects requiring expensive or hard-to-source materials, providing security throughout the entire procurement and installation process.
